HomeReach.com
offers a rebate to its home-buying clients. Affiliates agents offer the same rebate
as a HomeReach Agent. A rebate is available only to buyers who close escrow and
proceed to final settlement with HomeReach.com or an affiliate acting as their sole
and exclusive agent only in the purchase of real estate. The rebate will be paid
either in the form of a reduction in closing costs or by check, upon the successful
close of escrow/settlement. Rebates are calculated as follows:
For homes with a
final sales price of $200,000.00 or more, the rebate is twenty percent (20%) of
the cooperating broker commission actually received by HomeReach.com at the close
of escrow/settlement for representing the buyer net of any allowances or other deductions
by HomeReach.com related to the transaction. For homes with a final sales price
of $199,999.99 or less, HomeReach.com does not offer a rebate.
HomeReach.com does
not offer a rebate on purchases of short sale properties.
Your refund depends on
the home's final price and the commission offered by its seller. Although the typical
commission is 3%, a seller may offer more or less since commissions are not set
by law. Our minimum fee is $5,500. If the commission we get from the seller is less
than $5,500 we do not offer a rebate. For example, If the commission is equal to
$6,000, we still keep $5,500 and rebate the rest to you. If the commission is $4,000,
we will not offer a rebate.
You cannot use your refund as part of your down payment.
Occasionally, a listing or seller’s broker offers the broker representing the buyer
a bonus or additional financial compensation over and above the usual commission.
Such bonuses and incentives are separate and clients are not entitled to rebates
on such bonus or additional monies earned by HomeReach.com. Commission rates are
not set by law and may vary. Offer subject to conditions, limitations, exclusions,
modifications, and/or discontinuation without notice. Nothing on our website is
intended to be a solicitation to do any business requiring a real estate license
in a state where HomeReach.com is not licensed as a Real Estate Broker. Information
is believed to be reliable, but not guaranteed. The above properties are not all
HomeReach.com listings. We do not intend to solicit currently listed properties.
